2.1.4 Recommendations
As these are conceptual visions of possible developments at Simon Fraser University, it is difficult to discuss with certainty the pros and cons of each concept plan. However, both neighbourhoods have a large portion of their residential areas outside the pedestrian catchment basin of the University, and of the proposed commercial centres. In addition, residents of these southern areas will face a significant uphill climb to reach services and amenities. It is likely that these areas will have considerably greater levels of automobile dependency than northeast areas, and will have far less interaction with the rest of the University community. These areas are not suitable for development from a social perspective if the goal of the University is to create a tight-knit, pedestrian-oriented development.
